The First Step is an architectural consultation, to discuss ideas, work out the extent of the work you want to do, and make some preliminary plans. We offer two of these per month, during which we can look at any kind of home renovation, including:
- Retrofitting your home
- Adding an extension
- Replanning the layout of your home
- planning permissions
- interior design
- Listed buildings and conservation areas
- Budgets, starting from £250,000
- Timescales
- Sustainable materials

The First Step is a one-off service.
- You send us some details about the project you are thinking of: floor plans, your budget, your wishlist and some images to use for reference and inspiration. This helps us to prepare for our meeting with you.
- We meet online for an hour, to visit your home and discuss your aspirations and any concerns. You will have an experienced architect answer any questions, and we will happily share experiences from similar projects.
- After our meeting we produce a bespoke report consisting of:
- – An overview of planning constraints and precedents
- – Layout ideas and options of your future home
- – Relevant examples of similar projects
- – An overview of the consultants needed including a suggested budget for your project.
Total cost: £1000 + VAT
We can also provide a comprehensive cost estimate for construction based on current material and labour rates. This is an optional extra at £500 + VAT.
The First Step is suitable for any budget and especially helpful if you would like to find out whether working with an architect is right for you. Although you can take your favourite layout to your trusted builder, many of our clients decide to continue working with us to take their project on to Planning and then towards construction. The initial fee for the consultation will be deducted from the architectural fees if we continue to work together to deliver your project.
