How planning applications work
We create a full set of drawings at the Design ( RIBA Stage 3) phase of your project, which will meet your local council’s requirements and form the basis of your planning application.
These easy-to-read drawings set out the layout, massing, openings, access, materials, sustainability strategy and other vital details. We’ll develop them alongside information from other consultants, relevant documents and surveys you need to make the best case for your project.
Following design, we’ll submit your planning application and the associated planning fees. Using our experience with councils, we’ll ensure your application is validated to the expected timeframe. As your application progresses, we’ll discuss any planning department feedback and comments from other stakeholders. Once approved, we’ll help you understand the next steps and any conditions.

Listed building consent and conservation areas
Early in the project, we’ll engage with the duty planner and investigate the local development framework and guidelines to identify any listed buildings or conservation areas that might affect your planning application. If your project is in a conservation area, we’ll quickly scope requirements and may also work alongside a heritage architect or other specialist with local expertise.

Community engagement and public consultations
Community engagement is an integral part of our process. If needed, we’ll develop a consultation strategy to find the best way of carrying out a public consultation ahead of or during the planning application process.
